State Loop 82 (Aquarena Springs Drive) Railroad Overpass

“There was a time when the city of San Marcos was split by two barriers –
the river and the train tracks,” said TxDOT Austin District Engineer Terry McCoy.
Drivers have spent countless hours sitting at the train tracks on Loop 82 (Aquarena Springs Dr). As the city of San Marcos has grown, the problem began causing traffic delays that spilled over onto adjoining roads, hindering access to Texas State University’s Bobcat Stadium, as well as park land, the university’s golf course and recreational fields.
This project included the construction of a four-lane bridge on Loop 82 with new two-lane frontage roads, as well as U-turn lanes under the bridge. In addition, bicycle lanes and six-foot wide sidewalks along Post Rd, Aquarena Springs Rd and Bobcat Dr were added, all with the goal of providing safer bicycle and pedestrian access to (and around) Bobcat Stadium.

For our part, Atrium Real Estate Services appraised multiple parcels for right of way and easement acquisitions along Loop 82 (Aquarena Springs Dr).
This included initial appraisals of an apartment complex, retail properties, Union Pacific Railroad right of way, billboard valuations, and Texas State University owned land (Bobcat Stadium, student parking, golf course and parks/rec. field).
Additionally, updated appraisals and expert witness testimony by Lory R. Johnson, MAI, were provided for commissioner’s hearings.
Jordan Foster Construction LLC, oversaw the project, which started in late May, 2015, and ended with a formal ribbon cutting on August 20, 2018.
